Construction
Objective of this milestone: Build your new home
The sequence of events shown below is typical, but not definitive. The construction supervisor may need to adapt the sequence, for example to deal with characteristics of the site or because of sub-contractor availability.
The timing shown here is typical for Jandson's smaller, two-storey designs. Single-storey designs are quicker than this (about 20 weeks total); larger two-storey designs take longer (about 36 weeks). Please note that these timings are only an indication of the likely duration of the project, based on our past experience. There are many factors that can influence the duration one way or the other.

Week 1
Confirm funding —
- Your lender may need to see the completed Building Contracts before issuing the Authority to Commence Construction.
- If there is no lender involved, we need to see a bank statement to confirm that you have sufficient funds available.
- Complete the contracts
- Send the counterparty copy to you.
Week 2
- Make sure that all demolition and pool installation is complete, so the site is ready for piering and pouring of the slab.
- Send final construction plans to you for your records.
- Send final construction plans to the electrical co-ordinators. They will liaise with you directly.
Week 3
- Make sure that all demolition and pool installation is complete, so the site is ready for piering and pouring of the slab.
- Finalise the plans.
- Issue orders for materials.
- Peg out the site.
Week 4
- Select internal tiles.
- Attend pier hole inspection if you wish. Our concreter will phone to tell you the piering date. You are invited to attend the site about midday to measure the depth of the pier holes. Such measurements are used only to adjust the provisional allowance for piering. The actual piering depths are determined by the Engineer and checked by the Principal Certifier following the Engineer’s mid morning site inspection.
Commence site works
- Complete preliminary site works such as temporary fencing, sediment control and excavation.
- End of week: inspect pier holes, with Engineer and Principal Certifier.
- Concrete pour piers.
Weeks 5 - 6
Slab formwork and drainage
- Set up formwork reinforcement and drainage, in readiness for pouring the slab.
- Inspection by Engineer before pouring.
Week 7
Make progress payment #1. Your lender will normally require your confirmation that these works have been completed before issuing payment.
Pour the slab
- Pour the slab. Allow five days to harden.
- Complete external drainage and underground electrical works.
Weeks 8 - 10
Make progress payment #2. Your lender will normally require your confirmation that these works have been completed before issuing payment.
Frames and windows
- Arrange delivery of frames and windows to site. On sites with restricted access the frame may be delivered in stages.
- Erect frames and trusses. In some cases parts of the frame or roof may be left for erection until the brickwork is completed.
Weeks 11 - 12
Bricks and tiles
- Arrange delivery of bricks and tiles to site.
- Complete brickwork. In some cases brickwork may be completed in stages, allowing for scaffold and other necessary works to be completed.
Week 13
Make progress payment #3. Your lender will normally require your confirmation that these works have been completed before issuing payment.
Fascia and guttering
- Install fascia, guttering, and roof tiles. This may also happen in stages to work in with scaffolding.
Weeks 14 - 15
Services and frame inspection
- Clean brickwork.
- Install electrical cabling and plumbing pipework.
- Install air conditioning ducting and cabling (if included).
- Fit downpipes.
- Apply waterproofing to bathrooms and laundry.
- Arrange frame inspection by Principal Certifier.
Weeks 16 - 18
Insulation and lining
- Install insulation.
- Install plasterboard. Allow 7-10 days for timber to settle, then sand plasterboard and install cornices.
Weeks 19 - 20
- Contact Telstra on 132 000 to arrange telephone connection. They will need to know that connection from your home to the Telstra pit in the street will be required.
- If your electricity supplier will be Integral Energy, contact them on 131 002 to open an account. Notify the job number to your Customer Relations Co-ordinator. You don't need to do anything if your supplier will be Energy Australia or Northern Energy.
Lock-up and joinery
- Fit internal doors and timberwork.
- Install staircase (if required).
Weeks 21 - 22
Make progress payment #4. Your lender will normally require your confirmation that these works have been completed before issuing payment.
Kitchen, vanities, and baths
- Install kitchens, vanities, and baths; prepare for tiling.
- Stone type benchtops fitted to cupboards: prepare as-installed cupboard measurements. Allow ten days for manufacture.
Weeks 23 - 24
Tiling, painting, and finishing
- Complete tiling in kitchens, bathrooms, balconies, and verandahs if required.
- Complete painting
- Finish-off plumbing, eletrical, and carpentry work.
Weeks 25 - 26
We are now approaching hand-over and settlement. You need to be available and involved in the processes necessary to ensure a smooth transition to your new home.
Finish-off and final inspection
- Install shower screens and mirrors.
- Complete final painting and touch-ups.
- Clean the house.
- Lay carpet and vinyl if required.
- Complete driveways and paths if required.
- Complete fencing and landscaping if required.
- Prepare final account for settlement.
Note: Kitchen appliances and hot water system are not installed until the settlement date has been set and you have nominated your preferred delivery date.

Authority to Commence Construction: a letter from your lender, for you to give to us, confirming the financial arrangements to pay for construction.
