Objective of this milestone: Finalise the paperwork so construction can commence

Week 1




 

  • Read the Variation that we send you with your copy of the Development Approval. Organise any additional requirements or payments that it advises are your responsibility. The Construction Certificate cannot be finalised until you have done this.
  • Advise your demolisher that the Development Approval has been received. Book your time slot for the demolition.
  • If you are living in the house to be demolished, organise your moving date!
  • Check the Development Approval conditions. Send you a copy of the Development Approval, with a Variation advising you of any additional reports or requirements needed before we can apply for the Construction Certificate.
  • Order any additional reports or requirements specified in the Development Approval.
  • Apply for the Construction Certificate.
  • Prepare the contract tender.
  • Order Home Owner‘s Warranty Insurance.

Week 2



 

  • Read your Building Agreements thoroughly. When satisfied that they fairly and accurately reflect our arrangements, sign and initial them where required. Return all the copies to us immediately, so they are ready for us to complete and date as soon as we receive the Construction Certificate. We will then send you one of the counterparts, to store with the other security documents you have for your new home.
  • Check with your Lender to see if there is any outstanding detail needed before they will issue a Letter of Commencement.
  • Update plans to Contract Tender.
  • Receive Home Owner‘s Warranty Insurance.
  • Issue Building Agreements.

Week 3

  • Provide any outstanding detail to us in relation to your Lender (if applicable).
  • Receive Construction Certificate.
  • Sign off Building Agreements.
  • Prepare Estimating File for pre-ordering the building materials.

Documents

Building Agreements: part of the contract between you and us setting out what we are going to build, taking into account variations requested by you and any variations required by Council as a condition of the Development Approval.
