Whether you’re buying one of our exclusive house and land packages or one of our convenient New Home (only) packages, you’ll find all the hard work is done in advance for you. Not only is the work already done, but you’ll find you get more for your investment from the extensive range of inclusions incorporated in the home as part of its price.
Match these conveniences to the array of price exemptions, concessions and subsides currently available to eligible homebuyers (particularly between now and the 31 December next) and it quickly becomes clear that buying a new home may not get to be so easy or affordable to do again.
Entitlements —
- First Home Owners Grant Scheme: $7,000 continuing
- NSW First Home Buyers Supplement: $3,000 extended to 30 June 2010
- Australian Government First Home Owner Boost: $7,000 ends 31 December 2009
Stamp duty exemptions and concessions from First Home plus for eligible first home buyers —
- Completed home purchases to $500,000 exempt continuing
- Completed home purchases $500,000 to $600,000 concessional continuing
- Vacant land purchases to $300,000 exempt continuing
- Vacant land purchases $300,000 to $450,000 concessional continuing
Note: There is no limit to first home buyer home prices until 31 December 2009. Capped at $750,000 from 1 January 2010.
Stamp duty reductions for subsequent homebuyers (excluding first home buyers) under the NSW Housing Acceleration Plan (HCAP) —
- Stamp duty reduced by 50% on home purchases under $600,000 ends 31 December 2009
Subsidised land and house purchases available to homebuyers at Delfin Ropes Crossing and (soon) Delfin’s Western Precinct at Penrith. —
- $16,500 from the Australian Government Housing Affordability Fund plus
- $5,000 from Delfin, totalling $21,500 subsidy in all.
