Jandson Homes launches no-nonsense, cut-through pricing initiative
For home buyers anxious to take advantage of the current very generous levels of assistance for first home buyers available until 30 June 2009, the Jandson Homes team has launched a No Nonsense – Cut-Through pricing initiative. (Conditions apply)
According to Terry Sullivan, Jandson’s marketing director, the initiative is an extension of a popular idea the company uses on estates where it regularly builds homes.
“It is simply a matter of choosing the popular land types in these estates and then pairing the land and the particular Jandson designs that make best use of the site’s building envelope.
“There are multiple Jandson home designs because we are able to offer single and two storey designs on all land types. In other words we have home designs for land types, regardless of the location.
“This makes the process of pre-determining the actual costs of building a home on the particular site, relatively simple. This accelerates the whole process, saving valuable time.
“The initiative is also available to home buyers who are not building their first home, including knock down rebuilds”, said Terry Sullivan.
“These costs are known as site costs and include both regulatory and non-regulatory requirements needed to complete the home.
“So, with the basic price of the home available from the outset and all known site costs - including BASIX costs determined, the final additions to the overall price are those elements making the house a liveable home on completion.
“These include floor coverings, driveway and entry path costs, turfing and sometimes landscaping costs, boundary fencing costs (if required) and any specific or optional extras required by the developer or the client.
“The big advantage for clients is that once the total costs of these elements are calculated the New Home Package price is known. All the client then has to do is add the land price to the house package price to arrive at the final price for the project.
“They can then compare the project price with the budget they have established. So, families know exactly where they stand very quickly, assisting with the organisation of their home finance,” Terry Sullivan added.
The only assumptions Jandson Homes No-Nonsense-Cut-Through pricing initiative makes in preparing these packages on new land are; the home site is flat, has access to recycled water and that surface water retention tanks are already available or not required.
This means it is easy to add the relative costs for the inclusion of any of these items should they be required.
Even most knock down rebuild sites can be costed with reasonable accuracy and certainly close enough for budget comparisons when the new home package, land and demolition costs are added together.
“So, if you need to accelerate the selection and costing process of buying a new home, for whatever reason, simply take copies of a recent Contour Survey and a Sewer Diagram of your site to any of the Jandson Homes sales centres and our consultants will do the rest. It couldn’t be simpler,” Terry Sullivan concluded.
